Coming this Fall: 

• Watergate Hotel (Fall)

  Timed with its 10-year anniversary, all 336 guestrooms in the historic property will be renovated. New in-room amenities include a residential seating alcove, state-of  -the-art energy conservation technology and custom fabrics and finishes for an elevated look. Additionally, the property’s famed rooftop, Top of the Gate, will debut a new modern design with increased seating capacity and firepit areas, a new menu and increased seasonal programming. A new 6,000 square foot flexible event space, The Vault, features floor to ceiling windows.

• Westin Washington, DC City Center (November)

  The centrally located hotel will debut a comprehensive property-wide renovation. Public spaces, including the lobby, restaurant and bar, will reflect a modern residential aesthetic inspired by the Westin brand’s wellbeing positioning. The hotel's 410 guest rooms and corridors will also undergo transformation, including new furnishings, flooring, lighting, finishes and other modern design enhancements that will create a refreshed and elevated guest experience.

• WaterWalk by Wyndham Capitol Hill/Navy Yard (Late 2026)

  Wyndham’s WaterWalk upscale extended stay brand will open a new 100-key property near the Potomac Avenue Metro station in Southeast DC. The flexible apartment-style suites are both furnished and unfurnished, offering a living area, full kitchen and in-unit washer and dryer.

   

Newly Opened:

• The Hoya Hotel at Georgetown (August 2026)

  Georgetown University’s hotel just reopened as a renovated boutique stay on campus. With a design that blends collegiate heritage with contemporary sophistication, the 145-key hotel offers an elevated experience for alumni, travelers and distinguished guests alike. The property features 13,000 square feet of meeting and event space, including an unobstructed 10,000 square foot ballroom, and an open-concept lobby with floor-to-ceiling windows and 24-hour fitness center. Oak & Laurel, an upscale American restaurant, opens in mid-September.

• CitizenM Washington Georgetown (June 2026)

  Steps from picturesque Key Bridge along the historic Georgetown waterfront, CitizenM, newly acquired by Marriott, opened its third property in DC. The historic facade of a 100-year-old building was preserved and converted into a stylish 230-room, seven-story hotel. Inside, the hotel has art-filled living rooms, a gym and flexible event space on the ground floor. All rooms come with XL beds, blackout blinds, rain showers and smart tech controls.

• Tempo by Hilton Washington, DC Downtown (April 2026)

  A 12-story former office building with the timely address of 1776 K Street NW in the heart of downtown DC was converted into a 278-key Tempo by Hilton. Amenities at the new hotel include two lobby-level dining options – a Bluestone Lane coffee shop and Public Interest brasserie – plus a fitness center, outdoor rooftop and flexible meeting space. Stylish guest rooms feature smart layouts, intuitive technology and calming, wellness-forward design elements.

• ROOST White House (September 2025)

  Located approximately 1,000 feet from Lafayette Square, ROOST debuted its first location in DC, marking entry into its sixth city. Combining the best of a hotel and apartment-style living, the stylish apartments come with big kitchens, ample workspace and lavish amenities.

• Sixty DC (June 2025)

  The boutique hotel brand, with locations in Beverly Hills, California and New York’s Lower East Side, made its DC debut on Connecticut Avenue near Dupont Circle. The posh 73-room hotel boasts trendy food and beverage concepts: Casamara, serving coastal Mediterranean; Reynold’s, a retro-cool cocktail bar whose name is a nod to Alexander Hamilton’s affair; and the coastal-chic, 3,000-square-foot Casamara Rooftop.

• Mint House Downtown Washington, DC (May 2025)

  An 11-story former office building near McPherson Square was converted into a hotel offering 85 high-end apartment-style suites, ranging from studios to two-bedrooms, complete with full kitchens and spacious living areas. Guests have access to an on-site fitness center, dedicated meeting space, a coworking lounge and grab and go station.

• Canal House of Georgetown, A Tribute Portfolio Hotel (March 2025)

  Taking inspiration from the iconic Chesapeake & Ohio Canal, a five-story former office building was combined with adjacent townhouses to create a 108-key property under Marriott’s Tribute portfolio. Located in the heart of charming Georgetown, amenities include the lobby’s C+O Lounge, a private courtyard, library lounge, fitness center and two two-bedroom rowhouses.

• Arlo Washington, DC (November 2024)

  Arlo Hotels debuted its seventh hotel and first in Washington, DC near Judiciary Square. The 12-story, 445-room hotel incorporated and preserved the city’s oldest conventional apartment building, the Harrison, which has stood since 1882. Arlo Washington, DC boasts a rooftop pool, lobby restaurant and year-round rooftop lounge with stunning views of the U.S. Capitol.

   

Recent Rebrands:

• The Potomac Hotel, Autograph Collection (August 2026)

  The former Salamander Washington, DC has joined Marriott’s Autograph Collection. The property, which unveiled top-to-bottom enhancements in December 2024, offers 373 thoughtfully designed guestrooms and suites, versatile meeting and event space, a luxurious dual-level spa, a heated indoor pool and state-of-the-art fitness center. The hotel also remains home to the nationally acclaimed Dōgon restaurant, led by celebrated chef Kwame Onwuachi. Salamander Collection Founder and CEO Sheila Johnson remains a minority partner in the property.

• Beacon at Embassy Row (July)

  The Beacon Hotel, between DC’s Dupont and Logan Circle neighborhoods, has been reimagined with a vibrant new energy and sense of playfulness. The renovation and rebrand includes all 200 rooms and suites. The hotel also offers over 7,000 square feet of flexible event and conference space.

• One Washington Circle DC Tapestry Collection by Hilton (June 2026)

  Located in the heart of DC’s West End, within walking distance of Foggy Bottom and Georgetown, the former AKA Washington Circle introduced a refreshed identity under the Hilton portfolio. The contemporary property, which underwent full renovation in May 2024, boasts 151 rooms with 51 suites, including 18 with full kitchens and most with private balconies.

• Hotel Rendale (April 2026)

  The former Generator DC in Dupont Circle rebranded as a boutique home base that reflects a sense of duality: social yet serene, energetic yet grounding. Amenities include a pool, café, fitness center, Pikio Taco restaurant and flexible meeting space.

• ARC Hotel, Washington DC, Series by Marriott (March 2026)

  The ARC Hotel in Foggy Bottom became one of the first “Series by Marriott” properties in the U.S., focused on dependable quality, modern design and exceptional value while preserving a unique identity. As part of the transformation, guests will experience large, renovated guest rooms, refreshed public and private spaces, expanded hot breakfast and a redesigned marketplace.

• City Express by Marriott Washington, DC Northeast (January 2026)

  The former Hotel Arboretum on New York Avenue NE converted to a new, midscale Marriott brand called City Express. (Bethesda, Md.-based Marriott acquired the brand in fall 2024). The flag change includes a renovation, and guests of the 126-key property enjoy complimentary hot breakfast and access to a fitness center.

• Eurostars St. Gregory (October 2025)

  The Barcelona-based Eurostars Hotel Company acquired the 156-key St. Gregory Hotel, situated between Dupont Circle and Georgetown. The mid-century modern property features a range of versatile and well-equipped event spaces and a signature dining venue, Bully Spanish Steakhouse. This marks the chain’s sixth property in the U.S. and first in the nation’s capital.

• Hyatt House Washington, DC Downtown Convention Center (August 2025)

  An elevated extended-stay experience in the heart of Shaw, steps from the Walter E. Washington Convention Center, debuted following a property-wide renovation of the former Cambria then – for a brief period – Hyatt. Suites are equipped with full kitchens and closets, separate living areas and spacious bathrooms. Additional amenities include a 24/7 fitness center, complimentary breakfast bar and inviting communal spaces. The 184-room hotel also debuted a chic rooftop bar and lounge, offering sweeping views and a new destination in Shaw’s thriving culinary and nightlife scene.

• La Quinta Inn & Suites by Wyndham Washington, DC / NoMa (January 2025) Following a full renovation, the former Quality Inn & Suites features a complimentary hot breakfast buffet, 24-hour hot beverage bar, fitness center, business center and free wireless internet access.

Recent Renovations:

• Hyatt House Washington, DC / The Wharf (April 2026)

  The Hyatt House at The Wharf debuted renovated rooms and public spaces. The property boasts a prime location with waterfront views, complimentary American breakfast and a made-to-order omelet station.

• Hilton Washington DC Capitol Hill (March 2026)

  The hotel unveiled a comprehensive renovation to enhance every part of the guest experience. All guest rooms and suites have been redesigned with modern, DC-inspired style and marble bathrooms. Union Grounds Coffee Shop anchors the refreshed lobby, while Bistro 525 unveils a new look and Federal City Bar offers handcrafted cocktails and shareable bites. More than 20,000 square feet of flexible meeting and event space, including two ballrooms and 14 meeting rooms, have also been updated.

• Hyatt Regency Washington on Capitol Hill (Fall 2025)

  Celebrating its 50th anniversary in 2026, the property unveiled a complete renovation of all guest rooms, refreshed and reconfigured public spaces that set the stage for a more elevated arrival experience, a fully renovated fitness center and indoor pool, lavish modernization of the hotel’s expansive conference facilities and an extravagant redesign of the hotel’s dining establishments, including Article One – American Grill.

• Willard InterContinental (July 2025)

  The iconic property unveiled a restoration to its 335 accommodations, drawing inspiration from the hotel’s rich legacy as a backdrop to several pivotal moments in American history. Guest rooms and suites have been thoughtfully reimagined, offering crystal chandeliers, intricate crown moldings, elegant draperies, hardwood flooring, commissioned paintings, custom furnishings, updated technology and custom wool rugs that preserve the hotel's historic character. Signature suites pay tribute to historic figures and pioneers, many of whom were guests, including Eleanor Roosevelt, Helen Hayes, Frederick Douglass, Abraham Lincoln and Martin Luther King, Jr.

• Grand Hyatt Washington (Fall 2024)

  The 902-key hotel unveiled fully renovated guest rooms and suites. The rooms boast a light and airy feel with neutral tones and a stunning feature wall inspired by the U.S. Capitol building's dome and cherry blossom flowers. In conjunction with its renovation, Grand Hyatt Washington proudly achieved LEED certification for the guest rooms. Oribu restaurant, inspired by the historic connection between Japan and the Mediterranean through the Maritime Silk Road, opened in June 2026.

   

Coming in 2027 and Beyond:

• Canopy by Hilton Washington, DC The Wharf (February 2027)

  This winter, the property will unveil soft renovations to rooms and public. In March 2026, the hotel welcomed southern and coastal Italian restaurant Capitano. With open-air dining and views of the water, the concept brings a fresh dining option to The Wharf.

• AC Hotel Washington, DC National Mall (November 2027)

  A 1960s office building gets new life as an AC Hotel by Marriott. Centrally located just a few blocks north of the National Mall, guests will be able to linger on outdoor plazas, enjoy a hotel lobby bar and restaurant, plus take advantage of a fitness center.

• MOB Hotel (Mid-2028)

  A stylish Paris-based chain by design team lead Philippe Starck will open its first North American hotel in DC’s Union Market area. The brand embraces neighborhood culture and programs, art talks and regular concerts in its lobbies. The hotel will feature 144 rooms, an organic restaurant and show kitchen, library, seminar rooms, a 24/7 diner, live music and a rooftop with awe-inspiring views of the U.S. Capitol.

• The Bazaar House by José Andrés (Mid-2028)

  Chef José Andrés is making his first foray into branded hotels with a 67-room luxury hotel to be developed on the site of the former Latham Hotel on M Street in Georgetown. Announced plans include a private membership club, multiple food and beverage concepts curated by the celebrity chef's restaurant group, events space, a wellness center and high-end retail offerings.

• Aloft Hotel Washington, DC (Mid-2028)

  An 11-story, 152-room Aloft hotel near Mt. Vernon Triangle will incorporate the historic facade of the former Union Provision and Distribution Company, built in 1946. The hotel aims to include a restored deli on the ground level to honor that history, as well as a rooftop deck.

As the weather cools, take the elevator to one of DC’s over 35 new or recently renovated rooftop experiences. Underscoring the notion “there’s only one DC,” the city’s height restrictions ensure each establishment boasts an iconic view.

Two new additions bring a chic taste of the tropics to DC. Check out Realm at the Hyatt House Downtown/Convention Center in Shaw and Casamara Rooftop above the Sixty DC in Dupont Circle, inspired by the Mediterranean coast.

In the burgeoning NoMa neighborhood, Treehouse Rooftop tops the Hotel Nell-Union Market – an homage to the building’s history as a seed factory. A few blocks away, celebrity chefs Marcus Samuelsson and Anthony Jones invite guests to Sly Rooftop, an elegant space with a wrap-around bar and espresso martinis on tap.

For unmistakably DC views and signature cocktails, head to Vue in the Hotel Washington, overlooking the Washington Monument. The YOTEL’s Deck 11, Conrad’s Summit, Arlo’s ART DC and AC Hotel Capitol Hill’s Smoke and Mirrors overlook the impressive U.S. Capitol dome. Hedy’s Rooftop at Hotel Zena offers an intimate view of Thomas Circle and the Logan Circle neighborhood.

For elegant waterfront views, the Pendry’s Moonraker is a stunner, complete with a Japanese-inspired menu. Nearby options include Whiskey Charlie atop the Canopy by Hilton Washington, DC-The Wharf and 12 Stories atop the InterContinental Washington, DC-The Wharf. The Potomac River is also in view from the gorgeous Rooftop at the Graham and Rosewood’s CUT Above in Georgetown, as well as Top of the Gate at the Watergate Hotel. In the Navy Yard, The Rooftop at the Thompson overlooks the Anacostia River. Grab a bird’s eye view of baseball at Nationals Park from Top of the Yard at the Hampton Inn & Suites Washington, DC-Navy Yard.

Instagrammable rooftops include Ciel Social Club’s two locations at the AC Hotel Washington, DC Convention Center and Washington Marriott Capitol Hill. Eaton DC’s Wild Days serves up street food from Chef Tim Ma and live music, while the agave collection at Lucha Rosa in the Moxy Hotel consists of over 130 bottles of tequila and menu offerings include tacos and ceviche.
